What I'd tell you if you called our office tomorrow.


Owning a rental in Concord can be a really good investment. I'm not going to pretend otherwise. But if you live in another state, or this is your first rental, the day-to-day of it will surprise you.


It's not the rent collection. That part's easy. It's the water heater that goes out on a Saturday. It's the tenant who texts you at 9pm about a neighbor. It's pricing the place right, getting it leased, screening people properly, keeping up with California's rules, and documenting all of it well enough that it holds up if something ever goes sideways.


Two kinds of owners call us more than anybody else. People who live too far away to drive over, and people who never planned on being a landlord at all.

Concord has a lot going for it as a rental market. BART, the commute into the city, steady demand from people who work in the Bay but don't want to pay Bay Area housing prices. A good market helps. It doesn't do the work for you.

If you own a Concord rental from another state

Distance turns small problems into big ones.


Something breaks and somebody has to go look at it. The place goes vacant and somebody has to market it and show it. A tenant has a question and somebody has to answer it today, not next week. Even a routine inspection gets complicated when you can't just swing by on your way home.


That's the whole argument for having a local team. Not that you're incapable. It's that you're 1,500 miles away and you can't be in two places at once.


What that looks like in practice: we handle the maintenance calls and the vendors, we market and show the property, we screen and lease it, we talk to your residents, we inspect it, and we send you the financials so you know exactly what's happening with your money.


One other thing if you're out of state. California has its own tax and withholding rules for non-resident owners, and how they apply depends on your situation and how you hold the property. I'm not a CPA and I won't pretend to be one. Just know it's there and talk to your tax person about it.


Owning a rental from a distance is more than finding a tenant and waiting for the deposit to hit your account. You need people on the ground and a system that runs whether you're paying attention that week or not.

If you're a first-time or accidental landlord

Most of the accidental landlords I talk to didn't plan any of this.


Somebody inherited a house. Somebody got a job in Texas and decided to rent out the place in Concord instead of selling into a market they didn't love. Somebody bought a second home and kept the first one.


And then all at once you're responsible for pricing, marketing, applications, screening, the lease itself, maintenance, inspections, the security deposit, notices, the books, and every California requirement that touches any of it.


Here's the thing. None of those tasks are impossible. You could learn all of it. The problem is that the mistakes are expensive and you usually don't find out you made one until much later.


Price it too high and you eat three weeks of vacancy you didn't need to. Screen someone loosely and you spend the next year regretting it. Keep sloppy records and you find out how much that matters the one time you end up in a dispute.


I own rental property myself, and I've made a version of most of these mistakes on my own stuff. That's a big part of why we build systems for it here instead of handling everything case by case.

Why the strategy has to be local

Every property is its own thing.


What your place will rent for depends on where it sits, what type it is, what shape it's in, what else is available right now, and who's actually going to apply. Two houses a mile apart can behave completely differently.


So we start with your property, not with a market average.


Pricing comes first. Go too high and the phone doesn't ring, and every week it sits costs you more than the difference you were reaching for. Go too low and you've locked in below-market rent for a year or more. The goal is to price it where it moves quickly at the top of what the market will actually pay.


Then it's marketing, showings, applications, screening, the lease, maintenance, rent collection, inspections, renewals, and reporting. Every month. Forever.


If you're doing all of that yourself from out of state, that's not a side project. That's a second job.

What does property management cost in Concord?

This is usually the first question, so here it is.


We have three plans:


  • Complete: 9.9% of monthly rent, $199 minimum

  • Classic: 7.9% of monthly rent, $149 minimum

  • Basic: 5.9% of monthly rent, $99 minimum


Which one fits depends on your property and how involved you want to be.


If you're managing a Concord rental from another state, the more comprehensive plan usually makes sense, because you're leaning on us for pretty much everything. If you live ten minutes away and want to stay hands-on, that's a different conversation.


I'd push back on picking purely by percentage, though. The cheapest plan isn't a deal if it doesn't cover the thing you actually needed covered. Look at what's included and pick the one that matches how you want to run the property.

I'm not going to tell you professional management makes the headaches disappear. Water heaters still fail. Good tenants still move out. The market still does what it wants.


What changes is that when something happens, there's already a process for it, and nobody has to figure it out from scratch at 7am on a Sunday.
